Position Overview:
This opportunity is a for a full-time Commercial Leasing Broker. As a Commercial Leasing Broker at One Alliance Companies, you will be responsible for servicing existing leasing assignments, building and maintaining long term relationships with existing and new clients, negotiating, managing and closing commercial lease transactions. You will work closely with property owners, investors, tenants and OAC staff to ensure transactions are closed timely and in accordance with client’s needs. Additionally, you will be required to maintain up-to-date knowledge of market trends and possess strong analytical skills to prepare market reports, financial analyses, market lease rates and trends.
Essential Functions & Responsibilities:
An effective candidate will demonstrate core competencies in the following areas:
- Develop and manage meaningful business goals for yourself
- Develop effective communications and working relationships with team members, clients and tenants
- Manage and keep current all listing and representation agreement documents in company files
- Monitor and keep current all marketing and advertising materials in various portals
- Schedule property signage installation and removal as needed
- Promptly field and manage all listing inquiries; follow up as needed
- Document all inquiries and prospect information in company database
- Prequalify prospects in accordance with client requirements
- Promptly schedule and perform all showings
- Produce and promptly submit all offers and supporting documents in accordance with client requirements
- Facilitate client review and understanding of the proposed terms and supporting documents
- Promptly relay responses and counteroffers between the parties
- Communicate with ownership and legal counsel to produce and propose documents as required
- Close transactions in accordance with client and company requirements
- Prepare and submit transaction valuation worksheets, deal sheet and commission invoices for processing
- Market your services to internal clients and to the public
- Keep your licensing current as required by the state and local governing boards
- Attend periodic office meetings

Requirements:
- Minimum of 1 year’s commercial leasing experience
- Minimum of 10 closed commercial lease transactions
- Active North Carolina Real Estate Brokers license
- An understanding of real estate laws and regulations
- A proven record of providing excellent internal and external client service
- Superior communications skills, both verbal and written
- Detail oriented, analytical and computer literate
- Valid driver’s license
- Reliable transportation
